About Hillingdon

Hillingdon sits in UB10 (with parts of UB8), a residential pocket built mainly between the wars when the Tube reached west of Ruislip. The streets around Hillingdon Court Park and Long Lane are dominated by 1930s three-bedroom semis, with larger detached family homes on roads like Hercies Road, Honeycroft Hill and out towards the Ickenham edge. Most buyers are families upsizing from flats further in, drawn by gardens, schools and the 38-minute Metropolitan line ride to Baker Street. Entry-level semis trade from the high £500,000s; detached houses in North Hillingdon clear £900,000 and beyond. Hillingdon Court Park, Coney Green and the wider Colne Valley Regional Park give weekend space, Brunel University sits across the A40, and Heathrow is a 15-minute drive south.

Property in Hillingdon

The backbone is the 1930s three-bed semi — bay window, side passage, generous rear garden — running across Long Lane, Hercies Road, Honeycroft Hill and Park Way. Detached family houses cluster in North Hillingdon, with the largest plots towards the Ickenham boundary. Newer flats and period conversions sit closer to the station and Hillingdon Circus. Entry semis from the high £500,000s; detached above £900,000; period flats from around £300,000.

Living in Hillingdon

The streets are settled, low-turnover and well-organised. The North Hillingdon Residents' Association is active, and most roads have stable, owner-occupier majorities. Hillingdon Court Park and Coney Green sit on the doorstep; the Colne Valley Regional Park is a five-minute drive west. The Pavilions and The Chimes shopping centres in Uxbridge handle daily and bigger spends. Brunel University is across the A40, and Outstanding-rated Vyners and Bishop Ramsey are in catchment.

Transport & Connectivity

Hillingdon station runs both Metropolitan and Piccadilly line trains: 38 minutes direct to Baker Street, 42 to Bond Street, 53 to Liverpool Street.
