The letting process
Every step below, run by the director. Not a team. Not an outsourced operations centre. Two decades of opinions on each one.

Priced off lets that have actually completed in your road in the last six months, not asking prices on Rightmove. The number that gets a tenant signed in ten days, not the one that leaves you empty for three months.
Let Only: tenant found and referenced, you take it from there. Rent Collection: rent collected on your behalf each month. Fully Managed: end-to-end, you don't think about the property until renewal.
On Rightmove, Zoopla and our private buyer list within 48 hours. Specialist photographers commissioned in good light, every viewing accompanied. A valid EPC is a legal must; we'll arrange one at cost if you don't have one.
Once terms are agreed, the tenant pays a reservation fee while referencing runs: previous landlord, employer, credit checks and a salary check (rent should be no more than 1/30 of annual salary).
On passing references and signing the tenancy, we meet the tenant at the property to hand over keys and take meter readings.
At the end of the term, serve notice or renew. We run a new inventory check, return the deposit (less any agreed deductions) and ready the home for the next tenant.
