Local guide

Ruislip is regularly named one of London's better commuter towns, and the appeal is straightforward. A working High Street, a real village square around St Martin's Church, and 305 hectares of ancient woodland a five-minute walk from the tube. Buyers tend to be families upgrading from flats in Pinner, Harrow or West London, and downsizers staying close to grown children. Housing stock spans Victorian cottages near the High Street, 1930s semis on the streets off Manor Way, and substantial Tudor-revival villas around Park Way and the Ruislip Woods edge. Flats start around £450,000. Three- and four-bed family houses sit in the £700,000 to £1.5 million range. The largest detached homes near Ruislip Lido and the Northwood-side reach £3 million and beyond. Manor Farm and the High Street anchor the village core.
Stock divides cleanly. Flats and small terraces — often around Pembroke Road and Station Approach — start around £450,000. Three-bed 1930s semis on Park Way, Manor Way and Wood Lane typically sit between £700,000 and £1 million. Four- and five-bed family houses on the Northwood-side and the streets bordering Ruislip Woods run £1.2 to £1.8 million. Detached Tudor-revival villas near Ruislip Lido regularly exceed £2.5 million.
Schools are a strong draw. Sacred Heart Catholic Primary is Ofsted Outstanding, and Bishop Ramsey CofE School on Hume Way is the area's main secondary catchment driver. Ruislip Woods National Nature Reserve covers 305 hectares of ancient semi-natural woodland — the largest in Greater London. Ruislip Lido offers a 60-acre lake, sandy beach and a miniature railway. Manor Farm, with its 13th-century Great Barn, sits behind the High Street alongside independent shops and cafés on Ickenham Road.
Ruislip station runs Metropolitan and Piccadilly line trains. Baker Street is around 31 minutes; King's Cross St Pancras around 40. Ruislip Manor sits one stop closer in. South Ruislip and Ruislip Gardens take Central line riders direct to Liverpool Street in 44 minutes, and South Ruislip also has Chiltern Railways services to Marylebone. The A40 connects to the M25 (Junction 16) in around 10 minutes, and Heathrow is roughly 15 minutes by car.
